maintenance items, if known about early on, are inexpensive; however,

For a nominal fee, you will be forwarded the Initial Tax Foreclosure
List for Monroe County or the City of Rochester. If your Property
is on this list, you can contact us and we will personally inspect
same and provide you with a written report regarding occupancy and
condition.
If you wish
to have the property monitored on a regular basis, we also offer
a complete PROPERTY PLUS Management Agreement which
provides you with bi-weekly inspections and a written monthly report.
These inspections allow us to have the lawn cut (avoid municipal
fines that begin at $150 and double every 10 days in the City of
Rochester alone), plumbing winterized (avoid burst pipes and thousands
in damage), re-key/secure the property when vacant (keep old residents
out and help keep the furnace, plumbing, and cabinets in place).
Yes, you can
have a Broker’s Price Opinion (BPO) done in July to inform
you of the condition at THAT POINT IN TIME but what happens when
the pipes freeze a few months later? The damage from that and the
resulting mildew/mold can eat your profits!!
